Coronavirus Terms



I hereby certify that I entered into a Residential Rental Contract (and if applicable a Residential Rental Contract Renewal) ("Lease"), with Schambs Property Management Group, Inc. (“SPM”) and the owner of the premises listed under the Lease and that I am obligated to fulfill all terms of the Lease, including, but not limited to, payments and fees due.

I hereby certify that, at this time, I am unable to meet the payments and fees obligations due to substantial financial hardship directly resulting from COVID-19.

In order to keep my account with SPM in good standing during this time, SPM, the owner of the property/Landlord, and I have agreed to a special payment arrangement under which I will pay as much as I am able during the National State of Emergency and upon the removal of the National State of Emergency the balance owed will be divided evenly over the remainder of the Lease period. All late fees will be waived.

I hereby certify that should my financial circumstances change, and I am able to pay all payments and fees due without substantial hardship I will inform the SPM of such change. As such, the balance owed will be divided evenly over the remainder of the Lease period.

I understand that it is my responsibility to make these payments without any need for periodic bills or other reminders of payments due. I understand that once the National State of Emergency is removed or I am no longer under financial hardship, whichever comes first, if I fail to make the required payments on or before the first of each month in accordance with the terms of this Agreement and the Lease then legal action will be taken against me. This may include, but is not limited to, claims filed against me for money owed and/or possession of the premises, and reporting delinquent accounts to a collection agency.
